Wallick Secures OLIHTC Resources for Harding Heights Apartments in Marion, OH

Wallick is excited to announce that we have secured Ohio Low-Income Housing Tax Credit (OLIHTC) resources for Harding Heights Apartments. This proposed new construction project is designed to provide high-quality, safe housing for seniors in Marion, OH, and was one of only 15 projects (out of 36 applications received by OHFA) invited to submit a final application to the Ohio Housing Finance Agency’s Ohio LIHTC Program.

Harding Heights will feature 50 total units, including 25 one-bedroom and 25 two-bedroom units. The development will offer competitive unit sizes and amenities, including fully equipped kitchens with dishwashers, garbage disposals, and microwaves, spacious closets, and carpeted bedrooms. Community amenities will consist of tenant storage spaces, a laundry room, living/sitting areas, a large community room with seating, a television, and kitchenette, and a computer room.

Harding Heights is one of many projects Wallick’s Development team secured award allocations for in 2024, bringing the year’s total to nine, including:

Wallick Awarded Funds for Senior New Construction & Acquisition-Rehabilitation Projects in Ohio & Indiana

In late November, Wallick received two separate awards to fund The Landings at Delta Crossing, a new construction project in Maumee, OH, and Walnut Ridge Apartments, an acquisition-rehabilitation project in Indianapolis, IN. Both communities will serve seniors (55+).

The Landings at Delta Crossing – Maumee, OH

The Landings at Delta Crossing was awarded a highly competitive $1.5 million Affordable Housing Program (AHP) grant award from the Federal Home Loan Bank (FHLB) of Cincinnati. Wallick received this grant alongside our project partner, Resident Resources Network, Inc., through Huntington National Bank, a Member Bank of the FHLB of Cincinnati. This is in addition to the 9% low-income housing tax credit (LIHTC) award the project previously received from the Ohio Housing Finance Agency (OHFA). RDL Architects will serve as the project’s architect.

This 60-unit new construction project will include:

  • 40 one-bedroom units
  • 20 two-bedroom units

Each unit will feature fully equipped kitchens with dishwashers, garbage disposals, and microwaves, as well as spacious closets and carpeted bedrooms.

Key amenities include resident storage spaces, multiple laundry rooms, living and sitting areas, a large community room with seating, a television, and a kitchenette, a computer room, and a fully equipped exercise/wellness room.

The community will also offer ongoing resident services coordination.

Walnut Ridge Apartments – Indianapolis, IN

Walnut Ridge Apartments was awarded $1,300,000 in highly competitive 9% low-income housing tax credits (LIHTC) and $500,000 in soft funding from the Indiana Housing & Community Development Authority (IHCDA).

This 78-unit acquisition-rehabilitation project includes:

  • Eight studio units
  • Six one-bedroom units
  • 64 two-bedroom units

Key amenities include an enclosed courtyard with a glass greenhouse, a dog park, a picnic/grill area, a community room, a fitness center, a computer room and high-speed Wi-Fi in common areas and units.

CFO Sarah Malone Honored in Columbus Business First’s C-Suite Awards

On September 19, Wallick Communities CFO Sarah Malone was named an honoree in Columbus Business First’s 2024 C-Suite Awards. These awards acknowledge the most admired leaders and top executives in Central Ohio.

Recognized in the “CFO or equivalent” category, Sarah received a C-Suite Award in celebration of her transformational and innovative leadership, which includes increasing cross-departmental collaboration, integrating a deeper understanding of financial strategy into the organizational structure, and spearheading Wallick’s transition into an employee-owned company.

Wallick is Awarded Two 9% Tax Credit Awards in North Carolina

On Wednesday, August 14, the North Carolina Housing Finance Agency (NCHFA) awarded Wallick two 9% low-income housing tax credit allocations to finance the construction of Abbott Crossing Apartments and Zachary Pointe Apartments. 

These highly competitive Housing Credits and other forms of financing were awarded to 34 developments in North Carolina. 

  • Abbott Crossing Apartments received $795,000 in tax credits from NCHFA and $2 million in soft funding from the state. Located in Goldsboro, Wayne County, the development will feature 48 multifamily units of 1-, 2- and 3-bedroom apartments. 

  • Zachary Pointe Apartments received $986,000 in tax credits from NCHFA. Located in Winston-Salem, Forsyth County, the development will feature 60 multifamily units of 1-, 2- and 3-bedroom apartments.  

Both communities will offer amenities for residents, including a picnic area, outdoor seating, a multipurpose room, a laundry facility, a business center and a playground. 

We look forward to continuing to grow our presence across the North Carolina region and supporting residents in need of safe, secure housing. When complete, Abbott Crossing Apartments and Zachary Pointe Apartments will provide 108 families with a beautiful new place to call home.

Stow Kent Gardens Redevelopment Awarded $20 Million in Tax Credits

Wallick is thrilled to announce that we have received a 9% housing tax credit award from the Ohio Housing Finance Agency (OHFA) for the substantial renovation of Stow Kent Gardens, which was originally built in 1983.

This $20 million redevelopment will renovate 85 units for our senior and family residents in Stow, Summit County, OH, and preserve its affordability for an additional 30 years.

Wallick would like to thank OHFA, Dimit Architects and all of our project partners for their efforts in expanding our mission of “Opening doors to homes, opportunities and hope.”

Joyce Peoples Honored in Columbus Business First’s HR Impact Awards

We are thrilled to share that Joyce Peoples, Wallick’s Director of Associate Relations, has been named an honoree through Columbus Business First’s HR Impact Awards!

For over 21 years, Joyce’s foundational contributions to the company’s Human Resources department and genuine care for people have built, preserved, and invigorated Wallick’s culture.

Some of her accomplishments include founding Wallick’s inaugural Learning Event, launching the company’s first New Associate Orientation, leading the creation of a recruitment and hiring process for the company, and revolutionizing Wallick’s workers’ compensation program.

Wallick’s Harvey Square Development Project Awarded $1.48 Million in Tax Credits

Wallick is thrilled to announce that Harvey Square, a new senior affordable housing project based in Hopkinsville, KY, has been awarded $1,482,000 in 9% housing tax credits from the Kentucky Housing Corporation. 

Developed by Wallick, Harvey Square will serve residents ages 55 and over with incomes at or below 60% of the Area Median Income (AMI).  

Covering just over 79,000 square feet and spanning three stories, the development consists of 76 1 and 2-bedroom units. Common areas, including a lobby with age-friendly seating, a community room with a kitchenette, and a fitness center, are designed to support resident engagement and wellness.

This project owes its success to the efforts of our Development Team. A special thank you to our Development Leads, Sara Ford and Brennon Davis, for their pivotal roles in overseeing the project application.  

We look forward to Harvey Square’s anticipated closing of Fall 2024, followed by the construction of this much-needed community for seniors in the region! See the front architectural elevation below for a glimpse into our project design.

Falcon Woods Apartments Receive Community’s Choice Award

On Tuesday, May 16, Wallick Communities was delighted to attend the 2022 Community’s Choice Awards in Holland, Michigan. Falcon Woods Apartments, a Wallick community, received the Best of the Best Award in the “Apartment Complex” category. These awards were voted upon by the public and recognize the best businesses and organizations in the area.

Wallick’s incredible Community Manager, Laquesha Bailey-Smith, attended this gala and received the award.

Wallick Receives OCCH Award

On May 26,the Ohio Capital Corporation for Housing (OCCH) recognized Wallick Communities for our 50th anniversary.

Tom Feusse, Chief Executive Officer, accepted the award on behalf of the company at the annual OCCH partners luncheon.

“It’s not what we do that matters most, rather it’s why we do it,” Tom said when he accepted the award. He acknowledged the contributions of Wallick associates as the key component to Wallick’s longevity and success.

“We look forward to the next 50 years,” he continued, which will include “great promise, great plans, and great opportunity.”

Following the luncheon, OCCH hosted an industry and legislative update. One of the key messages of the day was the continued need to advocate for the federal Low-Income Housing Tax Credit (LIHTC), and to encourage Congressional leadership and staff to visit communities developed using the LITHC program.

As a financial intermediary, OCCH has been a longstanding partner with Wallick Communities, and has invested in several of our communities through their equity funds. Communities that have OCCH investment are eligible for a variety of award and grant opportunities, including the Carol Mount Peterson Resident Development Fund and the Jerry Grier scholarship fund.
